About the Pub

The Tramway is a large and characterful pub that is prominently situated on the busy London Road in the Pakefield area of Lowestoft. A large number of residential properties surround the pub and also have shops and schools close by. The pub has an extensive ground floor trading area with dining space to one side, a lounge in the centre and a space which could be utilised for games to the other side, with one large bar catering for all three areas. There is a combination of fixed and loose seating arrangements with approximately 24 covers for dining and a scope for more. The décor is traditional, and the trading areas are all in good decorative order.

Pub games could be made available to include pool, darts and sports and there is ample space for live music and entertainment. Furthermore, the pub benefits from four luxury accommodation rooms, all en-suite and decorated to a very good standard. A good-sized and well-maintained trade kitchen is situated on the ground floor. Externally, there is a beer garden to the side of the pub, which is not currently in use but could easily be utilised with some minor landscaping and the addition of garden furniture. There is also a patio area to the rear of the pub adjacent to the car park with tables and chairs. The car park can accommodate approximately 20 vehicles.
